'Terms and conditions holiday cottage and livery Ludlow'


Booking

The person who makes a booking (the guest) will be responsible for all persons included in the booking and should ensure that they are aware of the booking conditions. We reserve the right to decline any booking to any person who has not complied with the booking conditions.

Reservations

Reservations for accommodation are accepted by Upper Heath Farm. The guest agrees to pay the balance of the payment SIX (6) weeks before the holiday is due to start. Email reminders are sent, but delivery cannot be guaranteed. Where a guest fails to pay their balance by the due date the booking will be cancelled and the deposit retained.

Livery Reservations

All activities are undertaken at the customers own risk. It is a condition of your holiday booking that all your horse must be fully insured against any damage it may cause. Guests are required to provide evidence of valid horse insurance, which must include third party public liability insurance and details of the insurance are to be provided and a copy sent to us prior to arrival.

Payment

For bookings made more than 6 weeks before arrival, a deposit of 25% of the total cost of the holiday is requested. The full balance is due 6 weeks before the holiday commences.

Arrival/Departure

The property is available for occupation from 4.00 pm on the first day of the holiday and must be vacated by 10.00 am on the last day.

Cancellation or Changes by the Guest

Should your plans change, we offer cancellation up to 24hrs prior to your arrival. You can choose either new dates or a full refund. Please let us know promptly if you wish to cancel or adjust. The best way to do this is via our secure online booking portal which will set the dates for re-sale immediately.

Cancellations actioned after 4pm, on the day prior to arrival are not elligable for our refund or change offer. We recommend you have travel insurance in place to cover this eventuality.

Other Conditions

Guests are kindly asked to leave the accommodation in a good, clean condition on departure.

Guests agree to inform owners of any damage to the property or the equipment.

Guests will be charged if the property is left in an unacceptable state and requires additional cleaning and will be charged for any items missing.

Guests should allow reasonable access to the property by the owner for maintenance given reasonable notice.

We reserve the right to terminate your stay if any person is not suitable to continue their occupation of the property because of unreasonable behaviour, damage or nuisance to other parties, and we may repossess the property immediately. The guest will remain liable for the whole cost of rental and no refund shall be due.

Liability

No responsibility is accepted for loss or damage of property, vehicles or vehicle contents belonging to the guest or any member of the party during their occupancy.

Cancellation by Owners

We reserve the right to refuse any booking and to cancel any bookings already made if the property is unavailable (eg through fire, flood, etc) for any reason whatsoever, subject to a full refund of all monies paid (but no further liability).

In the unlikely event of a cancellation we will make every possible effort to secure alternative dates if required.

No Smoking

There is a strict no smoking policy in both the cottage and the stables.

Lovely welcome, very friendly, comfortable cottage. We were lucky with the weather and did some nice walks from the house (fort is worth a visit) and in Church Stretton area. OS maps are very handy - thanks!

We have really enjoyed our stay at Stable Cottage. Jane and Rob were excellent hosts and made us feel very welcome. The riding was varied,sometimes challenging but always scenic! Kitty thought she had died and gone to heaven when we turned her out.

Specifically Recommend: If you are taking horses it’s perfect, if you are after a very tasteful country stay in a cottage from Country Living magazine then you will not be disappointed.

Local Gems: Pub was good fun, great community. The rides were fab, the hacking was so quiet, even on the roads we only met three cars all day. The cottages and buildings in the area were outstandingly beautiful and so interesting to ride or walk around. We've really enjoyed our first stay in Shropshire. We enjoyed visiting Stokesay Castle, walking on the Long Mynd and exploring Nordy Bank ( the local hill fort ). The cottage has been lovely- quiet, comfortable and relaxing.

Will not be disappointed, straight out of Country Living magazine” We took our two horses with us for this mini break with the dream of off-road riding and beautiful countryside, and we were not disappointed. The stables were fantastic, mega deep bedding, also on rubber, automatic waterers, and big, airy, stone stables with the most lush grass paddock for 24-7 use. The cottage was just as impressive, beautiful, superbly clean, quality finishing, luxury carpets, towels and bed linen, with lots of personal appropriate touches. It was so enjoyable to go to a place with such class in an area untouched by time. Looking forward to a return trip..

After riding for nearly 3 hours, Upper Heath Farm is a beautiful place to stay, stunning views and a tranquil setting, a lovely cottage with everything we could wish for, plus plenty of grazing and rest before heading off again!
